Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $60 per person 18 and older occupying the apartment. You may pay for these online by credit card, (a small fee will apply) or in the office when you submit your application. All application fees are non-refundable. A one-time administrative fee of $100 will be charged at move-in and is non-refundable.
A one-time non-refundable Holding Fee of $100 is due at the time of application, and will hold the apartment off the market while we process your application.
Applications may be found under the “floor plans” tab of our property website, or you can stop in the office for a paper application during business hours or call and we can email you everything you will need to apply for an apartment with us.
Tenants pay their own gas and electric service, a $10.00 per month trash fee and a small portion of the monthly water and sewer bill. Proof of the services being set up is a requirement before keys are given out at move in.
Security deposits will vary depending on qualifying criteria. The Security deposit can be as low as $700 for a 1/bedroom, $800 for a 2/bedroom, $1000 for a 3/bedroom and up to two (2) months' rent.
Rent is always due on the first and an $85 late fee is assessed on the 6th of every month (even Sundays and holidays). NSF fee for any returned payments is $25.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets per apartment are allowed. Only cats or small dogs, are allowed. Any number of pets living in the apartment will then require a one-time, non-refundable $400 pet fee per pet. Monthly pet rent is $40 per pet. Breed, age and weight restrictions apply, please contact the office for more details.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 30-day notice is required before vacating your apartment, and the lease buy-out fee is two times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 7 days, they will need to fill out an application to be added to your lease agreement.
We require a 30-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 30 days prior to the lease expiring to provide your written notice.
Yes, Comcast Cable and AT&T are our community cable and Internet providers. We do not allow satellite dishes.
You are ONLY allowed to use the charcoal grills that we have installed throughout the property. We also provide a grill at our clubhouse and picnic area in our playground area.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. After hours lock outs will have to be addressed by a local Locksmith.
If you have lost your keys during your lease, you may have new keys made at our office during business hours for a fee.
Yes! We have partnered with a national renter's insurance provider that offers a policy that meets our minimum requirements. For your convenience, you can enroll online at www.ePremiumInsurance.com or by calling 1-800-319-1390. If you enroll with ePremium, they will automatically send us your proof of coverage upon policy activation, so there is nothing further you would need to do.
If you elect to obtain coverage from another insurance carrier, you will be required to provide proof of this coverage to the leasing office and the policy must meet our minimum requirements of $100,000 Liability Coverage and $10,000 Personal Property Coverage.
